Partner at Holland Broadbridge, Fiona Kavanagh highlights the need for all landlords to safeguard their rental properties with a valid Electrical Installation Condition Report (EICR), by April 1, 2021.

“With the approaching deadline of April 1, Holland Broadbridge is keen to ensure its landlords carry out any remedial works at their properties and instruct a qualified electrician to verify the property is safe for all new tenancies and fixed term renewals.

As part of the Electrical Safety Standards in the Private Rental Sector (England) Regulations 2020, EICRs were introduced as a legal requirement on July 1, 2020. All other tenancies must now have a current valid EICR with a satisfactory rating by April 1, regardless of when the tenancy started.

An EICR assesses the safety of the existing electrical installation within a property, including consumer units (fuse boards), protective bonding, lighting, switches, sockets etc and describes its condition. The electrics must meet current standards, as specified by British Standard BS 7671:2018.

A satisfactory EICR report is valid for five years and must be presented to prospective tenants before the tenancy agreement commences, or to existing tenants within 28 days of the electrical inspection. Failure to comply with these regulations can result in financial penalties to the landlord by the local authority.”
