Despite the economic turbulence of 2022, January and February 2023 have apparently bucked the trend.

It is obviously compelling to read and hear the various analysis and predictions concerning the property market but it is the estate agents on the ground, actually trading in all of that analysis that really have a handle on the day to day property market, both from a national and more importantly local point of view.

Mortgage rates have stabilised and even fallen back from the rather jittery changes of September and October 2022.

Sales are good and prices are positive, confounding the predictions that prices would fall. We are though, still in a housing shortage which fairs well for house owners wishing to market their homes as demand is still high. Government help in the mini budget of 2022 in the area of stamp duty and the extension of the First Time Buyers scheme to the end of 2023 all add weight to what appears to be a more confident 2023 than perhaps was predicted in 2022.
